    Everything has been going up in the north oak cliff part of Dallas. There are plans for re-development by the private sector, some abandoned apartments near the house is being proposed for replacement by condos, etc.

    According to my realtor, (and this doesn't make much sense), the existing owners bought the place in 2001 for 145k, they made many improvements (listing agent claims to amount to 30k approx.), refinanced in 2003 for 148k.

    DCAD (which is usually low) lists appraisal value in 2009 at 160k

    Yeah, I think they make fireplace inserts for just that purpose, to cover up the black sooty walls and vents and make it all pretty and decorative.

    Either way, you are fine.

    If you wanted to, you could PROBABLY convert the decorative fireplace into a real fireplace if it was just capped off.

    Cut a hole in the roof, rebuild the chimney and connect up the pipes...etc. DONE.

    If not, you have a pretty place to put candles.

    Nor has it finished correcting in many areas. The prime time to buy will be when it overcorrects. The chance of "missing the bottom" is very slim as it will sit there for quite a while once it settles.

    Both, whatever. I wasn't looking for an argument. I was just curious how much the house worth at it's peak.

    Nice place. I'm lookin for a house about like that but with 4-5 acres for the horses. A little two maybe three bedroom house with a nice solid feel to it.
    Let us know when the house warming party is... or not might be a better idea.
    Hate to ruin it with your neighbors the first week.
